12 Reasons Why Your Home Is Not Selling

If you're selling a home, there's pretty much nothing worse than seeing your beloved place sit on the market with no offers in sight. Especially if you've put a lot of money into improving the house over the years and if the neighborhood is one that has historically attracted a lot of buyers. While you shouldn't panic if the house doesn't sell the moment you list it, you should begin to worry if the months start flying by without any real offers. When the weeks turn into months, it may be time to admit that something is amiss. Here are 11 reasons why your house may not be selling.

  1. You overvalued your property. If your house is overpriced, it's simply not going to sell. Get an analysis of the local market with a professional agent, solid comparables, and specific market trend data. Additionally, don't make the mistake of tacking on the cost of any renovations you made. You can't just assume that the cost of a renovation translates to added value.

  2. Your listing is sub-par. In the digital age, home buyers start looking online—much like with modern dating. If the listing of your home includes a poorly written description without any images, a lot of buyers are going to skip over it. Make sure you and your REALTOR® put an effort into creating a listing that attracts the attention of buyers. Professional photographs “drastically improve the online presence of a listing and can immediately create more attention. Don't forget to highlight unique features as well.

  3. You're always present at showings. Let your agent handle your showings. When the property is being shown—no matter how lovely and helpful you are, your presence can make buyers feel self-conscious or pressured to politely ooh and ahh rather than speak their minds.

  4. You're too attached. If you refuse to negotiate even a penny off your price, then there's a good chance that you've become too attached to your home. If a part of you doesn't want to sell it, or you think your house is the best house in the world, odds are you're going to have a lot of difficulties coming to an agreement with a potential buyer.

  5. You haven't had your home professionally cleaned. Cleaning your home should go beyond the usual weekly or day-to-day cleaning jobs, even if you have to hire someone to do it. It could take all day to complete this job, so you might want to pay for assistance. Image title

  6. You haven't staged your home. When it comes to home staging, each situation is different. Sometimes all it takes is rearranging your own furniture pieces, or bringing in a few pieces to compliment your furniture. Or you may need to remove a few pieces to make a room look larger.

  7. You kept up all of your personal décor. Buyers are going to feel uncomfortable touring your house if you keep all of your family portraits up. Take down your personal décor so that buyers can have an easier time imagining themselves living there.

  8. Your home improvements are too personalized. You might think that the comic book mural you painted for your child's room is absolutely incredible, but that doesn't mean potential buyers will agree. It’s time for a candid talk with your Realtor about whether there’s anything around the house you could do to make it more of a neutral backdrop for other people's home dreams.

  9. Your home is cluttered with stuff. Even if your home is clean, clutter can still be an issue. If you haven't used a certain item in over a year, you probably don't need it. If you don't need it, why not donate it or throw it away? Do you really want to go to the trouble of packing it up and carrying it to your next home?

  10. Your home is in need of too many repairs. The more repairs that are needed, the less likely a buyer will want your house. Many buyers simply don't want to deal with the cost or effort of doing repair work, even if it's just a bunch of small repairs, such as tightening a handrail or replacing a broken tile

  11. Your home smells bad. Most odors can be removed, but you don’t want a bad smell to cut a showing short or to deter a potential buyer. Sometimes you might not even realize your home smells a certain way, since you’re so used to it. Find someone you trust to tell you if your home has a smell. It might be a pet or cigarette smoke. The smell might not even be bad, such as candles or your air freshener, but some smells are overwhelming to other people.

  12. Your Agent is sub-Par. In my opinion, choosing the right real estate agent is simply the most important decision you make in selling your home. A good REALTOR® makes all the difference in selling your home within a reasonable time.
